Single Family Home Sales Increase in First Quarter

 

Warwick, RI, May 1, 2009....Existing single family home statistics released today by the Rhode Island Association of Realtors show sales increasing from first quarter 2008 to first quarter 2009 by .40 percent.  Overall, median price dropped from $245,000 last year to $180,000. Forty-five percent of the sales were distressed sales, sold through short sale or foreclosure. The median price of non-distressed single family sales was $225,000.

 

 

"We're continuing to see two markets with distressed sales selling for roughly 20 percent less than non-distressed sales," said Paul Leys, President of the Rhode Island Association of Realtors.  "We're encouraged that we continue to see increasing sales and decreasing inventory which tells us that we're moving through the downturn," he added.  Rhode Island has been ahead of the national curve in terms of sales volume.

 

 

Sales in Providence nearly doubled (up 93.8 percent) due to the substantial number of foreclosures and short sales in the city. Providence's first quarter median price fell to $75,000 from $150,500 during the first quarter 2008.  Central Falls, Foster and North Kingstown saw a price increase.

 

 

"Real estate has always been local but never more so than today.  It's critical that buyers understand the market they're looking in when negotiating price," said Leys.

The McPherson Group Holding Food Drive:

South Kingstown, RI – The McPherson Group of Prudential Gammons Realty is in need of your help says Courtland McPherson, president of the McPherson Group. The McPherson Group is working to raise food donations for this upcoming Thanksgiving Holiday starting November 1st to the 12th to benefit the St. Mary’s, St. James Community Food Pantry.

St. Mary’s, St. James Community Food Pantry, located at 2075 Matunuck Schoolhouse Road, is rated the number 1 community food pantry servicing the most people and food items on a weekly basis in all of Washington County. The food pantry is a self supporting charitable organization working to help the poor, hungry and homeless through donations, charitable foundations, support from surrounding communities and countless volunteers.

The holidays are approaching and its time to lend a hand to those in need during a time when stresses increase says McPherson. Suggested items that would be great donations are items like tea, sugar, flour, gravy, cake mixes, frosting, canned fruit and juices. These are luxury items that we as the general population take for granted but can create great joy to someone in need over the holidays says McPherson. Of course all donations are welcome and very much appreciated.

Call the McPherson Group to get your donation bag at 401-741-6811. If we run out of bags that would be great, I am personally going to pick up the donations and thank everyone I can says McPherson. Donations can also be delivered to us at the Wakefield Fire Department at 197 Robinson Street on Saturday the 10th between 10 and 2 Pm. The food pantry hours run Wednesdays 9:30-11:30 AM, 6:30-7:30 PM, Thursdays 9:30-10:30 AM and 6:00-7:00 PM for those in need. The food pantry can be reached at 364-9412 for emergencies.

Courtland McPherson Joins Prudential Gammons Realty

South Kingstown, RI – Prudential Gammons Realty of Rhode Island welcomes Courtland McPherson in South County as one of its newest Realtors. McPherson will provide residential, commercial and rental real estate services in Southern Rhode Island.

McPherson, entering into his third year in the real estate is stepping outside the realm of conventional home marketing and trying new innovative techniques to help clients buy and sell homes.
