The 10 Steps to Buying Your New Home 
 
Becoming a Home Owner:

Whether your dream home is new construction or an existing home, you need to know what to look for as you begin your home search. What are the logical steps for buying a house and what is involved in the house buying process?
 
Getting Started:
1. Get Pre-Approved for a mortgage.
  
   Have your credit checked, know your FICO score, talk with a loan office to determine
     the best type of mortgage that suits your financial needs.  We have numerous mortgage
     brokers to help you with this process.  They can explain all the new financing programs
     such as 100% financing and pick your payments mortgages.

2. Determine your wants.
 
    Consider the style of the homeyou want, its size, price, and location.

3. Seek out a qualified Realtor to assist you with your buying needs.

4. Work with your Agent to find the right house for you.
    
Sign up for daily email notification services, schedule house showings and re-evaluate the  things you desire in a home.

5. Talk with your Realtor about the local area and find out about the neighborhood, schools, crime rate, traffic, zoning, and work commutes.
     It is crucial that you love the house and the community, but resale value should also be  
     high priority.

6. Decide on the home you'd like to purchase and prepare the offer. 
     Your Realtor will advise you on the amount to offer and after it is submitted, be ready to 
     negotiate.

7. Finalize the negotiation and sign the P&S (Purchase & Sale Agreement).
     Once your P&S has been signed, contact your Loan Officer immediately.
 
8. Conduct the home, lead and other neccesary inspections.

9. Walk-through inspection prior to closing.
     You should visit your new home one last time to make sure that everything is as you
     expected before you sit down at the closing table.

10. Close on your new home.
